Please read a letter written by Adrian Adams ESQ in response to a concerned homeowner's simple request for documents. Is it NOT obvious that his right was "denied" based on the exorbitant redacation costs to discourage his request? Under Civil Code 1360.2, members have the RIGHT (read: not privelege) to see financial records. Read what is also happening at the retirement community Leisure World, in Seal Beach, CA,

Our HOA manager at the time was Neda Firouz who delighted the homeowners with her departure. When a homeowner asked for certain documents, she called the brigand attorney Adrian Adams ESQ who continued to bill the association with these obnoxious letters. NO DECENT HOMEOWNERS ASSOCIATION WOULD EVER HIRE ADRIAN ADAMS ESQ AS THEIR LEGAL COUNSEL!!!

Our management is operated by Ross Morgan and Company, located in Sherman Oaks, CA. They have added fines to some of our innocent homeowners and then added those costs to their HOA dues for violations that did not exist. Is that legal to levy these fines without a fair hearing with The Board? That would be the equivalent of convicting someone of a crime without a fair trial or in this case, no trial at all. Read more about them HERE and read their less than stellar reviews. You may want to disregard those positive reviews. It's obviously marketing terms used by the employees of Ross Morgan or those who have a vested interest there. Please read on 10/11/2006 by "Doug": "Hiring Ross Morgan has been the best this that has happened to our community! Our community manager is intelligent, professional and caring. Being represented by Ross Morgan has been a wonderful change from past experience." LOL..... it was probably written by the community manager herself/himself. If you notice ALL the positive reviews were all written within a 8 week period, in reaction to those who left their true experiences.

RIGO MACIAS, our former Cross Creek Village property manager resigned. He got replaced by highly disliked Neda Firouz!!!We've learned that Adrian J Adams ESQ probably convinced the Board to give the HOA manager an outrageous salary, which is clearly far beyond Los Angeles standards.

Why? So she can return favor by allowing him to take tens of thousands of our HOA $ by harassing homeowners who ask for records and invoices which created conflicts to escalate.

Why? After causing conflicts, he is then "defending" them , turning all of this chaos and mess into $$$$ THE BOTTOM LINE: Between Neda, Her Sister and Adrian Adams Esq the Cross Creek Village HOA spends about $250,000 per year and counting – In this bad times we cannot afford that. Period!!!

Jonathan Kolkey, our board president (please click for enlargement)

Current Board President, Jonathan Kolkey, has disappointed many residents here at CCV. As a result, he was not reelected. Mr. Kolkey works as a very part-time "professor" at West Los Angeles Community College where he teaches one lecture a week. He has received very many unfavorable reviews by his students as well. Apparently we are not alone... please see some ACTUAL recent reviews from his former students. Click HERE for the full reviews. On 5/22/06, a former studend remarked "quite an obnoxious man really". We could not agree with your more.

Furthermore, he was voted OUT last year due to lack of sufficient votes. After the resignation of Ms. Madelein Short, he was voted back "IN"!!! Homeowners are now demanding RECALL!!

Several of the current board members, along with Ms. Short, have resigned. Please take the time to listen to the short video by Vico Confino regarding Board members.

Neda Firouz, our manager

Here is some ALARMING information about NEDA FIROUZ from Oak Park Calabasas Condominium Association, her previous place of employment. Click HERE for the link to the minutes (this has not been altered).

1. Neda Firouz was asked to obtain competitive bids but failed to do so.

2. Neda Firouz abruptly quit but left no report regarding the status of the association’s affairs.

3. It appeared that Ms. Neda Firouz did not deposit certain checks and did not record bills for many weeks if not months.

4. After Ms. Neda Firouz left it was discovered that the SBA loan had not been paid for three months.

5. In April 2005, Farmers Insurance Company sent Neda Firouz a reimbursement check for $20,512.69. This check was not deposited into the account it was supposed to be deposited into.

6. Neda Firouz failed to give a homeowner a receipt for a check in the sum of $8,0000.00.
